In its 2025 State of Downtown report, the Downtown Raleigh Alliance reported that downtown Raleigh had the lowest Class A direct vacancy rate of any submarket around the Triangle, as of Q3. CBRE also reports that in Q4 2025, the greater Raleigh-Durham area saw a total direct office vacancy rate of 17.4%.
